Air Force Academy Project Profile

Description: The United States Air Force Academy (USAFA) is an accredited college for the undergraduate education of commissioned officers for the United States Air Force. The campus of the Academy covers 18,000 acres on the east side of the Rampart Range of the Rocky Mountains, just north of Colorado Springs. The location and the historical significance of the USAFA present unusual challenges for roof management. The area is prone to severe winter weather conditions and significant UV degradation in the summer months. BLUEFIN surveyed, provided recommendations, and provided minor maintenance on 3.2 million square feet of roof area on 325 buildings.

Client goals: The USAFA was looking for a roof management approach that would optimize performance and minimize cost for the roofs of buildings and directly interface with their overall facility and infrastructure management system called “GeoBase.”

Services provided: BLUEFIN prepared a Roof Management Action Plan (RoofMAP™) including roof inventory, condition assessment, roof mapping, develop inventory database, prepare asset management plan, and provide funding recommendations for roof maintenance, repair, & replacement over 5-year planning horizon. The project included providing minor maintenance and housekeeping on all rooftops. We provided training to the local facility managers at the USAFA to allow them to manage and update the information in the Roof Management Action Plan in the course of their daily operational responsibility.

Results: BLUEFIN optimized the mix of maintenance, repair, roof rehabilitation and replacement on all roof systems to reduce overall costs of ownership and extend roof life.
